This guide has been prepared to help you understand what happens next and what you can expect over the coming weeks.

Launching to the Market

Once we receive your signed agency agreement and contract documentation from your solicitor or conveyancer, we begin preparing your property for launch.

This may include:

  • Signboard installation
  • Social media marketing

First impressions matter.

The first two weeks of a marketing campaign are often the most important because this is when your property is exposed to the largest pool of active buyers.

The Buyers We Meet

Not everyone who inspects a property is a genuine buyer.

If the Property Doesn't Sell Immediately

One of the biggest misconceptions in real estate is that every property should sell within the first week.

While some do, many successful sales require patience and strategy.

If a property has not sold within the expected timeframe, there are usually several possible reasons:

When required, we will review the campaign together and discuss potential adjustments.

Protecting Your Negotiating Position

One of the most overlooked parts of selling a property is protecting confidential information.

As buyer interest increases, you may find that neighbours, friends, family members, work colleagues and even complete strangers become interested in your sale.

It is natural for people to ask questions such as:

  • How much have you been offered?
  • What price are you hoping for?
  • Have you received any offers yet?
  • What would you take today?

While these conversations may seem harmless, they can create unintended consequences.

Real estate markets are often surprisingly small.

Neighbours know neighbours.

Friends know friends.

Work colleagues know buyers.

Information can travel quickly and often reaches people involved in the transaction.

A casual conversation about an offer can sometimes find its way back to a buyer, another buyer, a buyer's relative, or someone advising them.

This can weaken your negotiating position and reduce our ability to create competition between buyers.

As a general rule, we recommend keeping all discussions regarding offers, pricing expectations and negotiations strictly between yourself and our team.

The less information buyers have about your position, the stronger your negotiating position remains.

Beware of Unsolicited Contact from Other Agents

While the vast majority of agents conduct themselves professionally, it is not uncommon for some agents to contact sellers whose properties are currently on the market.

These conversations often sound something like:

  • "Your property is underpriced."
  • "I could get you more money."
  • "Your current agent is charging too much."
  • "I have a buyer ready to go."
  • "Your property should have sold by now."

The purpose of these conversations is not to help you.

The main objective is to create doubt, disrupt the relationship between you and your agent, and position themselves for future business.

Selling property successfully requires consistency, trust and a clear strategy.

Changing direction based on unsolicited opinions from people who are not involved in the transaction can often create confusion and unnecessary stress.

If another agent contacts you during the campaign, we encourage you to let us know. We are always happy to discuss any concerns openly and provide the evidence behind our recommendations.

Our commitment is to provide professional advice, factual market feedback and clear communication throughout the campaign so that every decision is based on evidence rather than speculation.

Things Sellers Should Avoid

 

Discussing Price Directly with Buyers

Occasionally buyers may approach you directly and ask:

  • Why are you selling?
  • What's your lowest price?
  • What offer would you accept?

While these questions may appear harmless, the answers can weaken your negotiating position.

If approached directly, we recommend referring all enquiries back to our office.

Taking Advice from Friends and Family

Everyone has an opinion about property.

Friends, relatives, neighbours and work colleagues often provide advice based on limited information.

While usually well intended, this advice rarely reflects the actual buyer activity occurring within your campaign.

The most reliable information comes from active buyers currently inspecting your property and current market conditions.

Watching Every Online Statistic

Online views, clicks and saves can provide useful information, but they do not buy homes.

Buyer inspections, buyer engagement and offers are ultimately what matter most.

The Emotional Side of Selling

Selling a property can be an emotional experience.

Some weeks may feel exciting.

Some weeks may feel frustrating.

This is completely normal.
