Today, the difference between those two properties is $600,000.
Now imagine property values soften by 10%.
Your family home may now be worth approximately $1,350,000.
At first glance, losing $150,000 sounds like bad news.
However, the townhouse you intend to purchase may have also reduced in value from $900,000 to $810,000.
That represents a reduction of $90,000.
The larger property has lost $150,000 in value, while the smaller property has only lost $90,000.
The difference between those movements is $60,000.
In simple terms, if you had sold your larger property before the correction and purchased your replacement property after values softened, you could potentially be around $60,000 better off on the changeover.
This is why experienced downsizers often focus less on the headline value of their current home and more on the gap between what they are selling and what they are buying.
The mathematics of downsizing are very different from upgrading.
