Absolutely. We require contact details from every visitor and record full inspection details to ensure your property remains safe.
⏱️ How Soon Can My Property Be Listed?
Immediately—then once we receive the contract from your Solicitor and photos, copy etc we can launch your listing and begin marketing your home to qualified buyers.
📈 How Long Will It Take to Sell?
This depends on your asking price and the level of advertising you choose. A well-priced, professionally marketed property typically attracts more interest and sells faster.
💰 Who Is the Cheapest Agent?
The agent who secures the highest sale price—not necessarily the one with the lowest commission. A skilled negotiator and strategic marketer can add tens of thousands to your final result and pay for themselves at the end of the day.
🛠️ Should I Complete Outstanding Jobs Around the Property?
Yes. Spending a few hundred dollars on minor repairs or cosmetic improvements can significantly boost your property’s appeal and saleability.
🛋️ Should I Hire a Property Stylist?
Home Styling enhances your property’s presentation, attracting more buyers and increasing competition—which often leads to a higher sale price. We recommend it and can take care of this for you.
🧱 Should I Get a Building Report or Strata Report?
Yes. A clear Building Report reassures buyers and can be used as a powerful selling feature. It also gives you the opportunity to address any issues before listing. An independent Strata Report will help us in the sales process and typically increases the amount of offers received and speeds up your sale.
🏗️ What If I Don’t Have Council Approval for Renovations?
This can affect your sale. We recommend obtaining a certificate of compliance from your Local Council or a Private Certifier to avoid complications, however if this is not possible the property can still be sold with any outstanding approvals needed to be disclosed to potential buyers.
📣 How Much Should I Spend on Marketing?
Marketing is an investment. A strong campaign increases visibility, attracts more buyers, and helps achieve the highest possible sale price. At the end of the day its up to you and all of our campaigns are highly customisable to suit your individual needs.
🚪 Are Open Houses Necessary?
While not mandatory, Open Homes are highly recommended. They’re what buyers expect and they create urgency and competition. There is nothing more powerful than social proof and fear of loss when it comes to negotiating with potential buyers if they have witnessed firsthand a busy Open House.
🤝 Can Other Agents Sell My Property If I List With You?
Technically No. All agreements are typically exclusive this day and age however, as proud past members of the Estate Agents Co-operative (EAC), we will collaborate with other agents on your behalf if they have interested clients to maximise exposure and buyer reach.
📋 Do You Have Buyers Ready?
Yes. We maintain large active database of qualified buyers and can provide a list on request.
🏷️ How Much Is My Property Worth?
There’s no fixed value. Your sale price will depend on your agent’s expertise, pricing strategy, and the strength of your advertising package as well as current market forces.
🏘️🔑 What If There Are Tenants at the Property—Can It Still Be Sold?
Yes. Properties can be sold with a lease in place. For marketing purposes, tenant furniture can be digitally removed and rooms can be digitally styled to showcase the property’s full potential. It is a condition of a tenancy agreement that tenants are required to allow access for Property Inspections if the property is listed for sale.
💸 My Property Needs Repairs Before Going to Market, But I’m Short on Funds—Do You Have a Solution?
Yes. We can work with a marketing company to fund minor improvements upfront, with costs finalised later down the track if that helps. We also carry a large list of handy trades people that can assist.
📢 I Want to Advertise My Property But Don’t Have the Funds—What Do I Do?
No problem. We can utilise a marketing company to fund the advertising and promotion, with payment deferred until later so you have the freedom to launch your property to the market however you wish.
🏚️ My Property Isn’t New and Has Some Issues—Can It Still Be Sold?
Yes. We recommend providing an Independent Building and Pest Report to clearly show the property’s condition. This reassures buyers and helps streamline the sale process. If there is anything major here we can obtain a quote to rectify the issue so we know what it would cost to fix when Negotiating with Buyers.
