Stage 1: Choosing an Agent & Solicitor or Conveyancer
The journey begins with selecting the right team.
- Sign an agency agreement with your chosen agent.
- Select a solicitor or conveyancer to prepare the contract for sale.
This foundation ensures your journey starts on the right foot meeting the basic legal requirements.
Stage 2: Preparing for Marketing
Presentation is everything when attracting buyers.
- Property preparation and styling showcasing its best features.
- Professional photography and a marketing floor plan drafted.
- Advertising material drafted and content written for the different placements.
This stage sets the tone for a strong market debut when ready to launch.
Stage 3: On the Market
Once your property is live, the focus shifts to exposure and engagement.
- Advertising released to the market aimed at the right audience.
- Buyer inspections conducted and feedback provided to help guide you.
- Agent negotiates price and relevant terms to secure the best deal to meet your needs.

Stage 4: Offer & Acceptance
When the right buyer is located:
- Buyer organises finance if required and transfers deposit.
- Sales details are sent out to the legal representatives outlining price and terms of sale.
- Signed Contracts are Exchanged, making the agreement legally binding.
This is the point where your sold sticker goes up if there is no cooling off period in play.
Stage 5: Sold & Waiting to Settle
The final stretch before handing over the keys:
- Property is vacated unless sale is subject to tenancy and keys are handed to agent.
- Buyer takes one more final look at the property called the “Final Inspection”
- Purchaser pays balance owning and legal representatives complete the sale called "Settlement".
